There are many reasons when extra care is required why you or family members might consider renting out your property. You may be moving in with family temporarily or perhaps into a Care or Respite Home long-term but either way, you aren’t quite ready to sell or simply don’t want to. Renting leaves the option open for you to move back into it, or for your family home to form part of your estate for inheritance purposes. By renting out your home you are ensuring that the property is occupied, heated, ventilated, bills such as Council Tax are covered and it’s generally being looked after without it costing you anything. Rental income, especially when the mortgage has been paid off, can also be highly beneficial by helping give you an extra income to supplement pensions or contribute towards care costs.
WHAT WE DO?
Chapmans offer a range of services to Landlords. The most comprehensive is the Full Management Service – in essence, you can hand over your keys to Chapmans and they will do everything for you…from finding tenants and collecting rents to managing repairs. We strive to make the whole process as streamlined and stress-free as possible so all you need to do is relax - knowing your property is looked after and of course, collect your rental income each month!
We can also provide a where we advise on what needs to be done. However, after finding the tenant and setting up the let, we leave you to have the direct relationship with your tenant.

RENTAL APPRAISALS...
Moving out of the family home can be a very emotional process, with memories in every nook and cranny. While we think it is best to stay in your own home for as long as possible, if you do need to leave, Chapmans aim to make it as easy and as stress-free as possible.
We can also work with Powers of Attorney to help them manage the property on their client’s/friend’s/loved one’s behalf. It may be that all you need is a Rental Appraisal to find out if renting the property is a viable option and we can provide this service on both a desktop basis or a more detailed property visit.
We also offer Learning Seminars to professional firms to help them keep up-to-date with the ever-changing legislation in the world of lettings.
WORKING WITHIN THE ECF…
As a long-term member of the Edinburgh Care Forum we offer help and advice to individuals and families as to the best option for what to do with the property/family home when the owner is going into care. If the decision is to rent, then we are letting specialists who have particular experience in dealing with properties whose owner is in their later years or is incapacitated and has gone/is going into care.
